Beyond FlexSpace is a boutique coworking and flexible-office brand in Houston’s Westchase Business District. Zen in Tech designed and built its marketing site as a fast, bilingual, conversion-first funnel — engineered to turn local searches into tours, room bookings and virtual-office signups.

The brief
Beyond FlexSpace is a single-location boutique brand competing against national chains and multi-site operators for the same Houston searches. Discovery had to be earned neighborhood by neighborhood — from Westchase and the Energy Corridor to Sugar Land, Katy and Pearland — while the site still had to feel premium and design-forward to match the brand’s “Beyond Ordinary” positioning.
It also had to convert several different intents at once: someone touring a private office, a freelancer booking a hot desk, a team reserving a meeting or training room by the hour, a founder setting up a virtual office and registered-agent address. Each path needed a fast, low-friction route from landing to action — in both English and Spanish — without diluting the boutique feel.

A design-forward site built from scratch to match the “Work. Create. Connect. Beyond Ordinary.” positioning — private offices, coworking desks, day offices, meeting and training rooms, event space and the podcast studio as one coherent, premium experience.
An extensive footprint covering Houston neighborhoods (Bellaire, Cypress, Katy, Memorial, Pearland, Spring, Sugar Land, Tomball) and nine professions (attorneys, CPAs, consultants, marketing agencies, realtors, freelancers, podcasters, startups, remote workers), mapped to an “Areas We Serve” radius around Westchase.
LocalBusiness/Place, GeoCoordinates, OpeningHours, ContactPoint, FAQPage and WebSite schema so search engines read the location, hours, contact details and FAQs correctly.
Full es-MX localization with hreflang and dedicated Spanish URLs, extending reach to Houston’s Spanish-speaking professionals from a single codebase.
Instant online booking for meeting rooms, day offices and the podcast studio with real-time availability, a persistent Book-a-Tour CTA, a self-serve virtual-office flow, and a member-login portal.
Results
In ~3 months of advertising: the site built, paid media live, and the coworking floor filled to 31% — measured in Ahrefs, GSC, GA4 and Zoho CRM over ~6 months.
Paid ≈34%; organic search shows the best engagement (57.7%), plus a real AI-assistant channel (13.4%) most sites lack.
By engagement, the earned channels lead — and the AI-assistant channel (54.2%) sits right at the top, ahead of paid. That’s active GEO/AEO work most sites haven’t started.
Our approach
We treated the site as a funnel first and a brochure second. Every template leads with a single next step, and the tour and booking flows are surfaced consistently so a visitor is never more than a click from acting. Building on React/Next.js and deploying on Vercel keeps pages fast — which matters both for conversion and for search.
For visibility we built a deliberate local footprint: neighborhood and profession landing pages that answer specific “coworking near me” intents, backed by clean LocalBusiness and FAQ structured data. The bilingual layer widens the addressable audience without a second site to maintain, and the month-to-month, 24/7-access messaging is carried through so the value is clear before a visitor ever books a tour.
